Then, based on this documentation, lenders then provide a pre-approval letter to the borrower with an amount the borrower can use to purchase a home. Since the pre-approval process is more in-depth, sellers prefer seeing pre-approval letters.
As stated previously, it was customary for buyers to provide either a pre-qualification letter or a pre-approval letter when submitting an offer. This is to ensure the seller that the buyer is able to pay for the home. However, because of Coronavirus, sellers are understandably wanting to limit the traffic into their homes. Sellers are preferring to open their home up to qualified, serious buyers. If a buyer goes through the pre-qualification or pre-approval process, sellers believe those buyers to be both qualified and serious enough to purchase the home. Also, since the market is hot for sellers, many homes are going into multiple offer situations. Requesting pre-approval letters from buyers to confirming a showing reduces allows sellers to focus on the more serious buyers.

Currently, sellers have most of the leverage and selling their homes quickly for top dollar. While most sellers are benefiting from the current market, some sellers are making a major mistake that is becoming more common.
The biggest mistake that sellers can make during a seller’s market is listing themselves or listing with an agency that charges a minimal fee. It is totally understandable that sellers want to maximize their profit. Since sellers are currently receiving top dollar for their homes, with extraordinarily little to negotiate, sellers have now turned their attention to how much is spent on commissions to sell their homes.
Do not get me wrong, it is fine to save money when selling a home. The trap that some sellers place themselves into is thinking that they can sell their own home or get someone else to sell their home for cheaper. Tyre Realty Group is not knocking anyone that chooses one of these two paths. Conversely, we are merely mentioning that to save money, this might not be the best option. For example, I could cut my own hair and save more money monthly. However, I am not trained to cut hair and would not want to be seen in public with an atrocity of a haircut on my head. Like barbers and hairdressers, real estate agents provide a huge value with the professional service we provide.
There are two main advantages a successful real estate agent provides. First, the real estate professional provides maximum exposure and marketing for a home. An owner attempting to list the home is going to use social media and free sites like Zillow and Realtor.com. Yes, those are effective, but only to a small degree. The best exposure to sell a home is with the Multiple Listing Service (MLS). The MLS will market the property to all licensed REALTORS® and provide them with the necessary information to sell the home. There are agencies that will list homes in the MLS for independent sellers for a flat fee. Yes, this does provide extra exposure, but it is still not enough. Open houses are another form of marketing that agents provide to their seller clients. An open house gives a live walkthrough to potential buyers. An agent working for a flat fee will most certainly not be conducting an open house.
There are also agents that are willing to sell a home for a lower commission that other firms. But this brings me to my second advantage. A successful real estate company will also have a large pool of buyer leads to sell your home faster. Buyer leads are important because these are already qualified buyers waiting for a home they like to hit the market. In real estate, you get what you pay for. If an agent is working for less that other agents, the most common conclusion is that the agent needs the business and is happy to make a lower commission. However, if the agent is needing the business, that agent probably does not have a lot of buyer leads to help sell your home faster.

I was surprised when I looked at the calendar this morning and realized that about half of the year has passed. We are in the summer months and the real estate market feels a bit like the wild, wild west. Buyers are currently fighting each other over homes for sale like the famous shootout at the O.K. Corral as seen in the 1993 film Tombstone. Meanwhile, sellers are profiting like a prospector who hit a gold mine.
If you have not been following along with our blogs, we have been stating that the housing market in Pitt County is a seller's market. A seller's market occurs when there are more buyers in the marketplace than there are homes for sale. A seller's market also indicates that homeowners have more leverage during negotiations than potential buyers. In fact, there are so few homes for sale that buyers are finding themselves in multiple offer situations.
A multiple offer situation is very simple to understand: there is more than one offer on the table for a certain house. For example, I have a buyer that has submitted five offers over the past week. All of the homes she has attempted to purchase received multiple offers within twenty-four hours of the home being listed. One home had ten offers (including my buyer's) within four hours of being listed. Since homes for sale are scarce, multiple offers have become a norm in Pitt County.
For sellers, this is very advantageous. In a seller's market, families listing their homes are able to get top dollar (if not more) for their homes, and most homes will not sit on the market for more than a couple of days. The time is perfect for selling homes. However, if you are a buyer or a seller that is also looking to purchase, a hot, seller's market is less than ideal.
In order to "win" the home, buyers are having to concede more. Items such as a home warranty paid for by the seller, seller paid closing costs, and a pride reduction is typically not items the buyer is able to negotiate during a seller's market. Offers with contingencies are also not very enticing to a seller and can be the reason why a buyer loses out on a home to other offers. In order to gain a strategic advantage over the competition, some buyers are taking drastic measures. For instance, some buyers are skipping the viewing stage and submitting an offer without even setting foot inside the home. Other examples are paying way over list price and offering more due diligence money. Submitting an offer over list price is a good idea. However, it can get tricky. Since homes in a seller's market are probably going to be priced at the top of the price point, buyers electing to pay over list price could run into a problem during the appraisal. If a buyer agrees to pay over list, and the appraisal comes in under the agreed-upon sales price, the buyer might have to pay the difference in price at closing. Likewise, increasing due diligence money increases the financial risk to the buyer, as buyer will lose the due diligence fee if the buyer were to terminate the contract, regardless of still being in the due diligence phase of the transaction.
If multiple offers are becoming the new norm in the housing market for Pitt County, what can buyers do te ensure they have the best chance of placing the winning bid? For starters, buyers need to be prepared. The very first item buyers need to be prepared in having is a pre-approval or proof of funds letter ready to turn in with any offer. Buyers must also be prepared to have more financial risk with increases in due diligence money paid. For sellers, due diligence money automatically compensates the seller for taking their home off of the market. The higher the due diligence fee, the higher the financial risk for the buyer. And, the higher the risk for a buyer allows the seller some comfort in knowing that the probability of the buyer backing out of the transaction is limited. Lastly, buyers need to be prepared to lose the home. Buyers need to have other houses on their list to view, in case their offer does not get selected.
In addition to buyers being prepared, buyer's agents need to be prepared, also. Tyre Realty Group agents are taught to keep blank offer contracts with them, in case they need to put in an offer while showing a home. TRG agents are also prepared in knowing how much a buyer can increase an offer without putting the appraisal in jeopardy for a home in a certain neighborhood. This helps the buyer save time since the buyer will not have to wait for the agent to complete a comparable market analysis and finding comparable properties to compute a sales price that will beat out other offers but still appraise. Lastly, buyer's agents need to be prepared to see homes with their clients as soon as the client can schedule a viewing. During this type of market, speed to the offer helps create a little bit of an advantage.
There are also other strategies that buyers can implement to help make their offer standout amongst the others. To refresh your memories, a seller's market indicates that there are not enough homes for sale for the number of buyers in the marketplace. Meaning, sellers hold more leverage than buyers due to the scarcity of the product. However, for buyers that need to sell first, it can be quite stressful.
Most homeowners that are looking to upgrade their current living situation probably do not qualify to carry two mortgages at once and must sell as a condition to the financing they will receive. Since there are few homes on the market, potential buyers are reluctant to put their houses up for sale without knowing if they are able to find another home before their current house sells. If these buyers need to sell their current home first, their offer on a new home is a contingent offer.
A contingent offer is an offer from a buyer that needs to sell their current home to qualify for their new mortgage. For sellers, contingent offers are not preferred since it is adding another party to the transaction. Another party equals more risk for the seller. Contingent offers are risky for sellers because if there is an issue with the other home that has to sell first, they might have lost precious time on the market and could have lost other potential buyers. Plus, the sellers also have to live somewhere else, too. And, if there is a holdup in the contingency, their moving plans could also be compromised.
A lot of buyers looking to sell their current home are looking to find a home better than their current house. The first option for these buyers is new construction. Historically, builders have been reluctant to take contingent offers from prospective buyers for the reasons stated in the previous paragraph. Yet, as the market and economy change, successful builders must also change with the times. If builders did not change their practice, their homes would sell less quickly. If buyers need to sell their home first, but there is a shortage of homes on the market, and builders are reluctant to accept contingent offers, then the majority of buyers would not purchase. If buyers decide to no longer sell their current home and purchase a new one, builders will see a steep decline in their profits.
Since builders have evolved with the housing market, many builders are now accepting contingent offers. To help ease the dangers of contingent offers, builders are accepting contingent offers with a deposit. If the buyer is unable to sell their home in order to purchase a new construction house they have under contract, the deposit is given to the builder and compensates them for losing other potential buyers.
In Pitt County, the deposit amount that builders will take varies by company. Knowledgeable agents will be able to coach their buyers on how much the deposit would be for a potential builder. To real estate professionals like us at TRG, all of these signs indicate that the home buying and selling season is in full effect.
During this time of year, many of you will contemplate purchasing a new home. At TRG, we get numerous inquiries about new construction. For the past five years, it has been no secret that Pitt County has been growing. If an area is growing, it's bringing in more people. And, if there are more people, then more homes need to be built. For a while, only local and regional builders were constructing new homes in Pitt County. Last year, however, Pitt County has welcomed a national builder to the area. With so many builders putting homes up, we receive many questions about new construction homes.
When purchasing a new home, many REALTORS® have to set realistic expectations for purchasing a brand new home. Let's get real and cover some commonplace issues.
First, the value of purchasing a new home is knowing you are its only owner. Yet, just because it is brand new, does not mean that there will not be any problems. The most common issue is with nail pops. Nail pops are instances where the nail head pushes away from the drywall and leave a small, dime-sized protrusion. Every home, whether new or aged, is going to experience nail pops. Each builder is different in how they might repair these for the homeowner. When thinking about purchasing new construction, ask your agent how the builder will address these nail pops.
Another common occurrence is with gaps in baseboards and crown moldings. Naturally, a home will constantly swell and contract with the weather. In the warmer months, homes will swell, and, in the colder months, homes will contract. If you start to see gaps in the corners of baseboards and crown moldings, your home is not falling apart. Rather, it is experiencing this natural enlargement and decreasing caused by the weather. A simple fix is to take some caulk that matches the color of those items (typically white) and filling those gaps.
Similarly, many new home buyers will notice that doors might not close correctly. Complications with doors will be either with not being able to close because the door no longer fits correctly in the door frame; or, the door does not latch properly because it is too big of a gap between the door and the door frame. This is also natural, as the weather again is the main culprit of this problem. Make sure to have your agent ask the prospective builder what the company will do to address this after the home closes.
If you purchase a home with luxury vinyl planks (LVP or laminate floors), you may see a slight separation. While this is also caused by the weather and the natural swelling and decreasing, it is advised to keep track of the areas you see this separation. If you see any type of detachment, take a credit card and check if the credit card will fit into that crack. If it does, then that is a problem to address with the builder. Each builder will handle the issue differently, so be diligent during your home search process to find out how the builder will address this problem should it arise.
If your new home has hardwood floors, there may be some squeaking. This is nothing alarming. Typically, this is just a natural settling of the home. The home needs to settle into the foundation, and this might take time to happen. Squeaky floors could also be attributed to loose sub-flooring. Either way, arm yourself with information on how the builder will choose to fix this issue.
Lastly, if you purchase a new construction home, you might start to see small hairline cracks. A lot of new homeowners are afraid this is an indication of a foundation. It is most likely that it is just a slight deformity in the drywall or the paint. Foundation cracks are more noticeable. All new construction homes built in North Carolina come with at least a one year structural home warranty. If you notice a pronounced crack, contact the builder within the first year and the builder should repair this problem. If the small cracks are not noticeable, try using a little drywall spackle, let that dry completely, then repaint with the correct paint.

This time last year, millions of Americans help our neighbors to the South celebrate the Battle of Puebla to honor the 1862 victory over Napoleon III and his French armies. Typically, we all flock to our nearest Mexican restaurant and toast with a margarita. However, with pandemic concerns, Pitt County residents are unable to visit their favorite Mexican spot. Don't be afraid of missing out on your margaritas, TRG is here to coach you through the perfect margarita that you can make at home.
First, here are the ingredients you will need: ice, a bag (or two) of limes (depends on how much you plan on drinking), oranges, ice, your choice of tequila, and your choice of triple sec. Also, if you would rather use sour mix and orange juice in lieu of lime juice and orange juice, you may.
I prefer a rocks glass, but any glass will work. Cut a lime wedge, and rub the lime wedge across the rim of the glass. On a plate, pour out some salt and then take the rim of the glass and place it into the salt. If you do not prefer a salted rim, skip this step. Next, fill your cup all the way up to the brim with ice. Then, you can either build your drink in the glass or, if you have shaker tins, put more ice into the tins and build your drink from there.
Either in your glass or your tins, pour 2 ounces of your choice tequila. Personally, I prefer Avion or Hornitos. Next, pour 1 1/2 ounces of triple sec, or Cointreau if you are feeling frisky. An ounce of fresh-squeezed lime juice (or sour mix) is added. After that, comes the secret ingredient that makes this margarita recipe perfect: 1/2 ounce of fresh-squeezed orange juice. Orange juice cuts a bit of the sourness from the limes and a little of the harshness of tequila by injecting a tad bit of sweetness. It also elevates your triple sec or Cointreau. If you have been building this drink in your tins, give it a good shake and pour it into your glass (over the ice). For those of you building the drink in your glass, give the drink a good stir.
Lastly, remember not to drink and drive. If you are planning to get takeout from your favorite local Mexican restaurant, make sure to pick your food up before you start to enjoy your perfect margarita. After you're all set, enjoy your drink responsibly.

Traditionally, prospective home buyers will meet TRG agents for a consultation at our office, then go visit properties together. Of course, with social distancing, this is not recommended. The first step we take with virtual home buying is a virtual consultation with one of our experienced agents. Our agents are able to use Zoom, Google Duo, FaceTime, and other platforms to meet with customers. The first consultation is important for both buyer and agent. A primary meeting allows everyone to be on the same page and helps the agent provide the results the buyer is expecting.
Once a game plan is established during the initial consultation, our agents move to the second step of the virtual home buying process and are now able to suggest properties to the buyer(s). This process has not changed much since the widespread use of email. Agents email properties to purchasers to create a list of homes to view. TRG agents use their knowledge of the real estate market and the needs of the buyer to suggest homes to view. This process is a collaborative effort between the buyer(s) and their agent.
Next, TRG agents will set-up virtual showings for the properties that make the cut. Homes listed by TRG all have virtual tours online that the agent can send to their buyer(s). For homes without virtual tours, or for homes that need a closer look, TRG agents can hop on a video call through Zoom, Google Duo or FaceTime to give their buyer(s) a better look at the home. Some buyers need a better visualization of space that an online tour does not provide. With these video calls, agents can take accurate dimensions of rooms and are able to see latent aspects of the home that the virtual tour might have not showcased.
When our agent's buyer(s) have found their next home to purchase, our agents progress to the fourth step of the virtual home buying process and use digital signature software to prepare an offer. TRG agents have a litany of experience in e-signature software and were one of the first offices in Pitt County to embrace digital signature software and have been using e-signatures for more than five years. E-signature software not only saves unnecessary paper waste but allows the buyer(s) to sign offers while still helping slow the spread of Covid-19 (Coronavirus). Once signed, agents then email the offer over to the listing agent.
Now under contract, the fifth part of virtual home buying is to deliver Due Diligence Fee and Earnest Money Deposit checks. The buyer(s) have two options to provide these checks. Checks can either be delivered and dropped off in our dropbox at our office on Red Banks or can be mailed. Whichever option the purchaser(s) choose, it is still void of contact to adhere to social distancing.
The sixth step for purchasing a home virtually is to get the home inspected. Homes do not have to get inspected, but TRG highly recommends getting all properties inspected. We recommend an HVAC (heating and air), wood-destroying insects (such as termites) and a general home inspection. TRG has participating, trusted inspectors that provide detailed reports, including photos and descriptions for our clients to investigate every inch of their new home. Our agents then talk with the client(s) to create a list of repairs to negotiate with the seller(s).
Finally, we get to steps seven and eight. Step seven is closing on the home. The buyer(s) have two options for closing: 1) mail-away closing, where the closing attorney will mail the documents needed to close and the buyer(s) sign, notarize and mail the documents back, or 2) curbside closing with the closing attorney. After the attorney digitally records the deed with the Pitt County Register of Deeds office, the buyer(s) can pick-up keys or TRG will drop off keys.

Flourless Chocolate Chip Peanut Butter Cookies
1/4 cup butter softened
1/2 cup peanut butter
1 large egg
1/2 cup sugar
1/2 cup brown sugar
1 tsp baking soda
1/4 tsp salt
2 cups oats
3/4 cups choc chips
1 tsp vanilla
Pre-heat Oven to 350˚. Beat butter, egg, peanut butter & vanilla - until smooth.
Add sugar, brown sugar, baking soda, and salt - until smooth. Fold in oats and chocolate chips. Bake 9-11 minutes. Enjoy!
Peanut Butter Date Smoothie - Better than a caramel shake!
4 pitted dates
1 cup unsweetened almond milk
1 banana, frozen
1 spoonful peanut butter
Vanilla protein powder
Ice
Soak dates in hot water for 5 minutes. Drain. Add all of the ingredients to a blender with a handful of ice. Blend until smooth! Yum!
Egg Roll Boll - When you are craving Asian Cuisine
Sesame oil
1 pound ground turkey
1 bag coleslaw mix
1 tablespoon rice wine vinegar
1/4 cup soy sauce
1 tablespoon Sriracha
Sesame seeds
Heat sesame oil in a large skillet over medium-high heat. Brown ground turkey until no longer pink. In a separate skillet, heat sesame oil over medium heat. Add coleslaw mix and sauté until tender. In small boll, make a sauce with rice wine vinegar, soy sauce, and Sriracha. Add the sauce and cooked turkey to the coleslaw mix. Stir until combined, add sesame seeds and dig in!
Strawberry Pecan Salmon
Salmon
Strawberry preserves
Chopped pecans
Pre-heat oven to 450˚. Add strawberry preserves on top of the salmon. Add chopped pecans on top of the strawberry preserves. Bake salmon for 12-15 minutes until salmon is cooked through. The absolute best!
Spicy Honey Butter Carrots
Carrots, peeled and cut into 1/4-inch-thick coins
3 tablespoons butter
1 1/2 teablespoons honey
1/4 teaspoon cayenne pepper
Salt and Peper
In large saucepan, combine carrots and 1/2 cup water, over tightly, and set over medium heat. Cook the carrots without removing the lip for 15 minutes. Check after 10 minutes to make sure there is still water at the bottom of the pan. Uncover-the water should all be absorbed. Reduce the heat to medium-low. Add butter, honey, cayenne, salt, and pepper. Stir until carrots are glazed. Easy and so good!
Tomato Basil Pasta - Craving Italian?
Angel hair pasta
Olive oil
2 cloves garlic, minced
2 (14 oz) cans petite-diced tomatoes
Salt and pepper
Italian seasoning
Baby spinach
Basil
Parmesan cheese, shaved
Bring a large pot to a boil and cook pasta according to package directions. Heat olive oil in a large skillet over medium-high heat. Sauté minced garlic, then add diced tomatoes with their juice. Season the sauce with salt, pepper, and Italian seasoning. Lower heat and simmer until sauce is slightly reduced. Drain pasta and add to the sauce, toss to coat. Add a couple of handfuls of baby spinach to the hot pasta and stir until wilted. Garnish bowls of pasta with fresh basil and shaved parmesan. Bon appétit!

It is difficult for restaurants, gyms, food banks, and helpful organizations like the Humane Society to stay open during a shelter-in-place order. How do these companies stay open during this pandemic if their patrons are unable to visit their businesses? Local business is the backbone of our community.
To help with local restaurants in Pitt County, Tyre Realty Group is challenging others to help pay it forward. The Keep Them Open Challenge is simple: Donate $100 to a local restaurant. Then challenge five others to do the same. These five can be anyone from friends, family members, and other local business owners. It feels as if it has been almost a decade ago since we celebrated the new year. Before I sat down to write this blog, I checked the calendar. My jaw dropped as I realized we are only a third of the way into 2020. It's not even Easter yet. Like many of you, I feel as if we should at least be half the way through the year. These past couple of weeks have felt like an eternity. The entire world has been impacted and we all seem to have a heightened level of anxiety.
Much of the anxiety stems from uncertainty. What else is there to watch on Netflix? When can I leave the house and get some time away from my loved ones? Will major sports like the NBA, MLB, NHL, MLS, and the NFL suspend their seasons? My attempt at levity with this situation is a precursor to many more important questions families are facing. What is going to happen with our economy? What is going to happen with our jobs? When will we flatten the curve and get back to normal life?
Spring and Summer are supposed to be the busy season for real estate. Many families had made the decision to make a move. Some families were going to sell and start a new chapter in a new home. There are many young professionals and small families excited about leaving their rental house and fulfilling the American Dream of owning their own home. Others might be downsizing as their last child has left the roost. Some might be expanding their families and need to upsize. Whatever the reason for buying or selling, those plans are uncertain now. Sellers are wondering if buyers are still interested in purchasing. Buyers are surmising if sellers will let them see their homes amongst fears of spreading Coronavirus. These are indeed uncertain times.
However, the light at the end of the tunnel might be in your hands or at your fingertips. A lot of business can be conducted virtually now. Many therapists are holding appointments via skype, FaceTime or Zoom calls. We can shop online for almost any product (except for toilet paper apparently). Schools and universities are completely virtual now. Real estate can also be conducted virtually and seamlessly now, too.
The chief economist for the National Association of Realtors (NAR), Lawrence Yun told the NAR that he believes home sales should be down only about ten percent. In the same interview, he says, "The stock market crash is no doubt raising economic anxieties, while the coronavirus brings fear of contact with strangers. At the same time, the dramatic fall in interest rates may induce some potential buyers to take advantage of the better affordability conditions." In this same article, the NAR polled members about buyers' interest in purchasing a home amid the Coronavirus pandemic. In Seattle, where Covid-19 is among one of the more infected areas, REALTORS® they are reporting that the housing market is still competitive with many multiple offers on homes. For buyers, Tyre Realty Group and other companies upload virtual tours online. Many of our agents are able to show homes via video conferencing software. TRG and many other firms utilize digital signature programs to allow clients to sign offers from the safety of their own homes. In Pitt County and most other counties in North Carolina, the Register of Deeds offers digitally recording services. Almost all of the buying process can be completed without leaving your home.
Much like buyers, sellers are also adapting. Sellers can also hold virtual appointments with their agents by sending a video walkthrough of their home before listing. Digital signature and digital recording also can be utilized by sellers. In the aforementioned NAR article, sellers were polled to find if there are any changes in their behaviors when showing their homes. 77% of sellers stated that they have not changed their behaviors in regard to showings [REALTOR® Magazine. As more information is learned about Covid-19, TRG will provide updates and tips on how to buy and sell during this time. To help stop the spread, TRG is taking extreme caution. Virtual tours and showings are preferred. If the property has to be seen, agents are using hand sanitizer and disinfecting wipes with them the showings. Some agents open the door, and one-by-one buyers see the home. The use of booties and latex gloves are other options.
While some buyers and sellers will put their real estate needs on hold, low-interest rates and rising home values still create a fantastic market. Many buyers are taking advantage of extremely low-interest rates. Sellers that might have put their home on the market later in the year, might rescind that decision, causing the current homes on the market a window of increased value. As our high school economics class taught us, when the interest rates are low, borrowing is increased. The same inverse is true for supply and demand. A low supply of homes will lead to an increase in home values.
While we all want to return to normalcy, we encourage everyone to stay safe to help flatten the curve of infected persons. If you are feeling sick, use caution and do not schedule homes to see or allow showings to occur. Limit leaving your home to limit the possibility of being in contact with Covid-19. Wash your hands with soap for at least twenty seconds. A nurse friend of mine gave me the tip to sing "Happy Birthday" while washing your hands. The "Happy Birthday" song is roughly twenty seconds long. Other common-sense measures such as coughing into your shoulder, sneezing into your elbow, sanitizing phones and avoiding public areas will all help.
While these are uncertain times, TRG understands that life must still continue. Just like we still need to eat, buyers are still buying and sellers are still selling. More and more reported COVID-19 (Coronavirus) cases are being reported, almost by the hour. Due to this virus, the US has seen stoppages in professional athletics (the NBA, MLB, and NHL have all ceased operations until further notice) and in collegiate athletics (all winter and spring championships have been canceled). Most colleges have informed students not to return until further notice. Even as I write this, public school officials are meeting to decide on when and how long to close. President Trump has recently declared a national emergency and the World Health Organization has classified Coronavirus as a pandemic. With many uncertainties, the world is almost at a standstill waiting for the spread of COVID-19 to abate. While the world holds its breath, the US stock market has already responded.
The blue-chip index was down almost 8,400 points, officially changing the stock market into a bear market. Defined, a bear market is a period in which major stock indexes see a decrease of 20% or more from a recent high point and will continue trending this low for a couple of months. Regardless of a specific type of market, investors always look for the lowest-risk that is the most profitable investment. With work stoppages, and no cure or a way to slow the spreading of Coronavirus, US investors have reacted by halting movement in the stock market as stocks are now becoming higher-risk and lower yielding. Many investors are now acting with more caution. For the housing market, however, the stock market has a different effect.
As the top sales team in Eastern North Carolina for the past ten consecutive years, Tyre Realty Group has an abundance of experience with buying and selling real estate. Over 90% of our clients finance the purchase of their homes. Apparently, most families do not have $200,000 lying around to purchase a home. Mortgages are not part of the stock market but are a part of the bond market. The bond market is inversely affected by the stock market. When the stock market is declining, the bond market will increase and vice-versa.
Since the stock market is a good indicator of the economy, when we enter a bear market, many people believe that the bond market is also failing. My own parents questioned me earlier this week, wondering if they need to wait to sell their home. However, this is an incorrect assumption. When there is too much risk in stocks, investors shift their money into bonds, which are more stable during bear markets.
Since the bond market and stock market are inversely connected, the bond market is seen to be the lower-risk compared to a bear market. For now, bonds are safer to invest in than stocks, even though bonds yield a lower return. Our participating lender, Atlantic Bay Mortgage Group, LLC reported earlier this week that rates are dropping even lower, some even as low as 3.25%. Rates this year were already trending in the high 3's to low 4's. Even as the FED declared an emergency decrease in rates, the bond market is still inversely moved, which is the drop in interest rates I just mentioned.
While we, and the rest of the world, wait for Coronavirus to be contained so we can continue our normal lives, rest assured that the bond market, including mortgage bonds, are performing well. This is good for current home buyers as they should not fear another housing bubble crash as we saw in 2008. Even buyers have an advantage with the lowest interest rates seen in the past 12 months. Part of our mission as a company in Eastern North Carolina is to deliver amazing results. And, what better way to deliver amazing results than to give back to our beloved community.
Last year, TRG kicked off this goal by hosting our first Karma Keg events. in three events, Tyre Realty Group was able to raise over $3,000 that helped Third Street Education Center, Sell a Home, Save a Child and Pitt Friends. Over those three events, over 26 charities and non-profit organizations came and drank beer for charity with us!
This year, the plan is to have one Karma Keg each quarter. The first Karma Keg event of the year is happening tonight, Friday, February 28th from 6 - 8 PM at Uptown Brewing Company in Uptown Greenville. If you like to drink local, craft beer and want to help a local charity, please come by tonight.
If you are unfamiliar with Karma Keg, it is simple: Give back good Karma by donating to a local non-profit. Basically, you will come to the TRG booth at Uptown, provide a minimum donation of at least $5 and we will provide you with a beer ticket and a raffle card. With the beer ticket, you can take it to the bar and grab a beer of your choice. With the raffle ticket, you will write the name of a charity or non-profit. At the end of the event, we will randomly choose one of the raffle tickets. The charity written on that card will win the entire pot. If you are part of a non-profit or charity, increase your odds to win the pot by inviting the most people.
Karma Keg is TRG's way to deliver amazing results to our community, which we like to reference as our extended family. Turner Run is a private, secluded neighborhood that borders the Tar River. Caviness and Cates Building and Development Company is building premium homes with large lots perfect for country living.
The first few homes in Turner Run will be completed in June of 2020. With only a total of 30 lots, this neighborhood will not be available for much longer.
